Sellers: My first job for you is to listen carefully to what it is you are wanting to accomplish by selling your property and understand how to represent your best interests. Fourth, I will assist you in setting a listing price that takes into account your needs but also is realistic given current market conditions. Finally, I will see that your property is effectively exposed to potential purchasers and ensure that all transaction documents are carefully and accurately completed for a timely closing. Purchasers: Most important, I will listen carefully as you describe what you are looking for. I will ask you a lot of questions to make sure I understand what your priorities are. I will take as much time as is necessary to fully explain the purchasing process and give you recommendations as to financing resources, inspectors, and other professionals who may be relevant to your purchase. I will arrange for you to preview any property that meets your general requirements and ask for your response to each so that I can focus our search and respect your time. When you select the property your desire to purchase my job is to carefully craft purchase documents, provide you with all available disclosures, and negotiate the purchase in your behalf. I do not represent both buyers and sellers in the same transaction unless fully disclosed and instructed in writing by both parties to do so.
